MARINA VIP BURGAS  

 

The Marina Conceptual Design is situated in the area of a resort quarter of the town of Burgas.

Its proximity to Pomorie, Nesebar, Sveti Vlas and Sunny Beach resorts provides the marina with an access to built and maintained road infrastructure.

The main concept of Marina is the construction of a mixed complex with an yacht port designed to accommodate and moor yachts and boats for near-coastal and international voyages, water sports, tourism and entertainment programs.

Its location is planned to be on a hill, on the Black Sea coast itself, to overlook the whole Burgas Bay, Sozopol, Pomorie and the mountain heights of Strandzha Mountain. Its proximity to the Port of Burgas and the coastal highway, its distance of 7 kilometers to the north-east of the town centre and the strategic position connecting it with the famous resorts along the southern Black Sea coast make it attractive both for residential purposes and as a tourist destination for water entertainment and sea tourism fans.

Special equipment complying with the highest European and world standards is designed for yachting lovers, with yacht facilities allowing the use of electricity, water, cable television and internet on every quay place for Bulgarian and foreign vessels. An Yacht Club is designed too, for the development of yacht tourism on the land and sea area of the Sea Port of Marina, which will additionally enable and facilitate the execution and organization of regattas, water sports and entertainment programs.   

A fuel station, to serve the vessels, as well as citizens and guests of Burgas, is planned to be built in addition to the construction of yacht port with the necessary related technical and social infrastructure.

For the yacht maintenance, exploitation and wintering, construction of a high-tech dry dock and barns is included in the project.

The initial idea of the project does not include building of an apartment part for residential purposes but, in reply to market demand in the last few years, we think that its building is recommended, in order to achieve better financial indicators and satisfy the market requirements. Taking into account the strong impact of the demand of apartments for year-round use of the Russian market, we think that the project's place of location enables their building and use 12 months in the year.

We think that the independent yacht port construction would not bring sufficient income and profitableness to its investor. Our experience shows that mixed complexes offering full service packages to their owners and guests are successful on the market. For that purpose, our up-dated idea includes the construction of residential part with apartments for year-round use, a luxurious hotel complex with swimming pool and spa centre offering full set of tourist services for the guests of the complex and for the yacht owners. We plan the construction of a clinic for medical and aesthetic procedures, a car park, a commercial centre, a modern entertainment centre, a public building, offices and a great number of restaurants and catering establishments. The public building will house a Customs Office, Border Police, Port Administration to serve the Port.

The construction of a complex with own yacht port would increase many times the investment value, as well as the sale prices of the respective products and services. At the moment, there isn't any yacht port constructed on the territory of the Republic of Bulgaria, which could operate throughout the year. The yacht port in Sveti Vlas functions seasonally because of its geographic position and climatic conditions. The location of conceptual design Marina VIP Burgas provides the necessary geographic, climatic and meteorological conditions for an year-round use. Nevertheless, the construction of an yacht port is not compulsory, a complex of another type could be built in compliance with the investor's concept and needs.

 

The Marina Complex will cover a land area of 69.52 decares and a sea area of 165 decares. In view of the circumstance that we have a Certificate for a first category investment in a conceptual design of a marina, after conversations held with the state administration, we have the opportunity to obtain a long-term concession for the terrain situated in front of the project. We may be granted the state-owned terrain with an area of 59 decares under very good financial conditions, with the purpose of coast strengthening as well as additional building of retail premises suitable for the location.

The final stage of the project includes construction of a residential part, a hotel with spa centre, a yacht club, commercial and entertainment areas, a public service area and administrative buildings with total floor area exceeding 91,500 square meters. Extension of the so proposed total floor area is possible.

The above listed buildings will be located among a richly planted area including zones of high and low vegetation, pedestrian alleys, water areas.

 

Advantages of the investment:  

1)       Aquamorphological and infrastructural connections

In view of the aquatory of Bulgaria and the Burgas Bay (i.e. seen from the sea to the land), the yacht port's location has the following characteristics:

1.1          Relative stability of the waves;

1.2          Lack of severe undercurrents which enables anchoring even of small vessels;

1.3          Stable base of the sea bed layers without strong alluviums, allowing accommodation of vessels for a long period of time without any danger of stranding;

1.4          Location being a cross point of a number of water ways and tourists' water routes.

2)       Geomorphologic and infrastructural connections

2.1     The Marina Complex is only 7 km away from the centre of Burgas. The town has been chosen several times as the best place to live and develops quickly in economic and infrastructural terms;

2.2     The complex is located in proximity to the Airport of Burgas, thus enabling a very flexible visitor traffic operation at a low cost value for maintenance of this operation;

2.3     The complex has its own yacht port and administrative and technical services, being a precondition for reception of tourists coming by sea;

2.4     The complex is located at a 25 minutes distance from some of the biggest Black Sea tourist destinations, and namely Sveti Vlas and Sunny Beach, which enables the use of this traffic resource with aiming at the optimization of efficiency and reaching high levels of profitableness;

2.5     The complex is located in a comparatively central point of the Southern Black Sea coast, on the Burgas Bay, thus providing additional opportunities to both Bulgarian and foreign tourists to visit the complex;

3)       Individual solutions

3.1     Mediterranean architecture;  

3.2     Landscaping with rare and exotic plants.

 

The estimated cost of the necessary building investment, excluding the land value, is EUR please pass authorization, excl. VAT. This amount includes the design and construction of buildings, road and technical infrastructure, yacht port, landscaping, public utilities, as well as expenditures for professional and management services during the complex construction. The complex can be constructed in its integrity within 5-6 years.

 

The sale price of conceptual design Marina VIP Burgas is EUR make an inquiry, excl. VAT. The price includes purchase of terrains to the total area of 69.520 sq.m., presented idea for building the marina, covering the state fees for conversing the status of one part of the terrains, the surveys made, logistic cooperation with the local municipal authorities aiming to obtain construction permit in due time, as well as the whole information and developments so far. Other actions are also possible on part of the seller, which should be specified in negotiations between the parties.

 

The total estimated amount of funds necessary for the construction of the Marina is EUR please pass authorization, excl. VAT.

 

In our capacity of a majority owner, I want to express our readiness for negotiations regarding eventual future cooperation or partnership, in case that the counterparty is interested. Bearing in mind our own free financial resources, we can participate in a partnership with up to 5 % in case of interest shown.
