The 5 star Ski & Spa Resort bought land with a total of 178 000 square meters in an exceptionally beautiful region on the shore of the fourth biggest dam in Bulgaria, at 1216 meters altitude. 5 star Ski & Spa Resort was established to build and manage an impressive and unique complex, consist of many facilities, such as hotel, restaurants, ski-slopes, SPA, sports, huge amount entertainments and villa park next to the hotel part. By now the personnel of the firm comprises of 280 people under labor contract as the tendency is to increase this number continuously in order to realize the building process, and in order to manage the complex in future.

HOTEL COMPLEX AND VILLA PARK VILLE

HOTEL COMPLEX /constituents/: In the southern part of the resort is situated a 5-star HOTEL with: •470 beds – 184 double rooms, 44 suites; •Lobby bar – 200 seats; •Boutiques; •Conference and seminar halls with 600 seats; •Restaurant for 350 visitors; •Viennese confectioner’s – 80 seats •Night club; •Casino with separate VIP hall; •SPA centre with 22-meter mineral swimming pool – surface of 3000 sq.m. In the west of the hotel part, joined with covered connection there is situated a sports – entertainments complex, which includes: •Indoor sports hall with a capacity of 600 seats, VIP boxes, commentator booths and pla ying field with the size of 42/21 m, intended for: *volleyba ll, basketball, handball, tennis, mini football, etc. *organizing events /seminars, concerts, meetings, etc. with capacity up to 600 seats/ •Restaurant ucina Erotika ; •All day dining restaurant; •Pizza restaurant; •Shopping areas; •Winery; •Sky bar; •Bowling-hall with 8 tracks and a bar buffet; •Poolclubwithareaof600sq.m.–6poolhalls,2 snookers and an attached play hall; •Cinema with 300 seats and possibility for organizing seminars; •Ski-room; •Outdoor swimming pool with mineral water on the top of the sports complex; •TV studio;

There is also outdoor part of the sports complex, which is situated next to the lake with: • Two tennis courts; • Stadium with tribunes for 1000 people, play field with size 46/86 m, suitable for organizing football matches; In the central part of the complex is built a SKI-SLOPE with two branches, 580 m and 710 m long and average slopes of 26 % and 19 %, plus a study children ski-field, equipped with: • Ski tow-lift with capacity of 900 people per hour – of the Austrian company opplemayer ; • Snow-making cannons – of Italian company echnoalpine ; • Ski-room with 250 ski-sets, situated in the sports complex; • Hilltop restaurant on the top of the ski slopes with 100 seats THE HOTEL COMPLEX IS PROVIDED WITH: • 2 indoor car parks – for 300 vehicles; • Hangars for boats and other equipment; • Outdoor car park with 200 parking spaces. • A yacht port in the area of the indoor car park. • Helicopter landings; 

In the upper part of the complex is situated huge Forest and Adventure park, where all hikers may enjoy the nature. It covers an area of 92 000 m2.

The other part of the project is the building of a VILLA PARK 
on a total terrain of about 70 000 m2. It will include:

130 Double houses; 15 individual houses – obbit” 14 Block houses; 1 individua l house utterfly /already completed/;

The Villa Park will have its own infrastructure, roads and pavements, as well central heating and air-conditioning. Important issue for the entire complex is the providing of gas installa tion and cogeneration, which will helps for high efficient heating and cooling, and at the same time for keeping the pristine nature. THE INVESTOR provides for the future owners of the houses the possibility to: • Maintain the estates; • Quality guarantee; • Usage of all services, offered by the hotel complex at special prices; • 2 different interior designs for the house; • Professional managing of the property all year round.

In 2006 building of the open parking area and underground garage was completed, which are a part of the 5 star Ski & Spa Resort. The size is 6555 square meters (both levels).

Also in 2006 the construction of the ski-slopes, with a opplemayer ski-lift from Austria and ‘Technoalpin snow cannons from Italy had been completed. The slopes are according to the European guidelines - with pipes, nets, raked and planted with grass and lighted for night skiing. There are already snowbullies available.

At the same year the utterfly deluxe villa with the size of 519.20 m2 has been completed fully furnished. It is the largest house in the villa park.

CLIMATE

The location of the Rhodopes in the southeastern part of the Balkan Peninsula determines the climate in the region to a great extent.lt is influenced both by the colder air coming from the north and by the warmer breeze from the Mediterranean.

The average annual temperature in the Eastern Rhodopes is 12-13°C,the maximum value of precipitation is in December, the minimum is in August. In the Western Rhodopes, the temperature varies with 5C to 9°C and the summer rainfalls prevail.

The mild climate, combined with some other factors, works in favor of the development of recreation and tourist activies. The Pamporovo resort, where the microclimate permits a heavy snow cover to be preserved for a long time, is an excellent example.

Temperatures of -15°C are common in the winter, and due to this the Rhodopes are the southernmost place in the Balkans where tree species such as the Norway Spruce and the Silver Birch can be observed.

The climate is temperate continental with a characteristic southern warm wind. Nearest populated city was pronounced town in 1964 and has a population of 4,019 people. Nearest populated city is a centre of one of Bulgaria's largest municipalities by terms of territory - 667 km2 or 15% of the Pazardzhik Province area. Ninety percent of the municipal area is covered with thick forests.

Nearest populated city is situated at 15km to the south of Peshtera and 33km to the south of the regional centre Pazardzhik. The nearest railway station is in Peshtera. This is the first high-end resort of such a scale in a Bulgarian mountain.
